Majan: Freehold Community in Dubailand
Majan is a mixed use residential and commercial community within Dubailand, and buyers of every nationality can own property there on a freehold basis. Its housing stock is mostly low and mid rise apartment buildings with ground floor shops, along with newer high rise towers, a small townhouse supply and dedicated office buildings.
The Majan community covers about 15.6 million sq ft of land. Its buildings range from completed blocks that tenants already occupy to new towers due for handover up to 2030, so buyers can choose between apartments for sale in Majan that are ready today and off plan units in the same neighbourhood. Residents of Majan have shops, clinics, supermarkets, mosques and building level pools and gyms within walking distance of most blocks. Direct access to the E311 highway is what makes the location work for commuters
Majan Community History: Founded in 2006
Majan was launched in 2006 by 2 master developers, Tameer and Mizin. Halcrow, a British engineering firm, prepared the plan for Majan. Since that launch, the 2 founding companies have been joined by many private firms building residential, hotel and office towers across the district. Over 20 builders are selling or under construction there today. Sale documents and title deeds record property in Majan Dubailand under the Wadi Al Safa 3 land area, which is the official name buyers will find on registration paperwork.
Majan Master Plan: Purpose and Layout
The purpose of the Majan master plan was a walkable district of low and mid rise buildings arranged around gardens, fountains and public squares, instead of a cluster of isolated towers. Homes, offices, shops and leisure space were planned together so that residents could live and work in the same place. Commercial land was part of the Majan plan from the start. Mixed use plots, office towers and ground floor retail were set aside at the planning stage, which is why the community today has business parks and shops alongside its apartment buildings. The plan also left room for wellness and hospitality stock, so Majan now holds hotel apartments and wellness themed residential projects next to standard apartment blocks.
Majan Location and Map: Position on the E311
Majan is in Dubailand, west of the E311 highway. The eastern edge of Majan faces this road directly, so residents have direct highway access.
Al Barari lies to the north of Majan and Liwan lies to the south. Global Village and City of Arabia, home to IMG Worlds of Adventure, are directly across the E311 to the east.
North facing buildings in Majan overlook the Al Barari green belt. This is why many towers in Majan use Barari in their names, although every one of these towers is registered within Majan and not inside the villa community.
